#Resources For the Renovator
There are so many things the homeowner should know before embarking on the renovation journey. And a journey it is; there will be highs and lows, and often rough seas to contend with. But a little bit of prep can go a long way towards making this process much smoother. So here are a couple of things that may help:
Apps and programs
Sometimes the tendency is to "knock this down and then we'll deal with it." Yea, not a smart idea. Creating a clear and concise vision will prevent wasting your money, and your time. Look at some of these:
http://www.sweethome3d.com: It is open source software that can be downloaded or used online in your browser. Available in 27 languages, it boasts an impressive host of features. Well worth looking into.
https://www.homediary.com: Is a Flash based program that may possibly be the easiest one to learn. It also can store inventory and maintenance records, and allows you to clip ideas and create reminders.
https://www.sketchup.com is freeware for personal use. Has a lot of users, and is evolving constantly. It seems to have a greater learning curve than the first three offering, but this in no way should prevent you from checking it out.

So You Want to Hire a Contractor?
All too often tales are told of a reno that has gone off the rails. There is never one single cause. It is usually caused by a cascade of failures by both the homeowner and the contractor. A thorough and well written contract can prevent problems before they occur. This was posted on another sub, and it has some excellent questions that need to be addressed:
- How long have you been in business?
- Are you licensed?
- Are you insured?
- Can you provide references?
- Do you have a bond? With who?
- How much experience do you have with projects like ours?
- Will you create the plans, or do you work with an architect?
- Do you provide itemized proposals?
- How much contingency money do I need?
- What is the possible variance in the proposed price?
- What if there are changes to the project? How will those affect the proposed budget?
- Do you have any concerns about our project?
- How are permits, HOA approval, & inspections handled?
- How long will our project take from start to finish?
- What is needed from me throughout construction?
- What is the payment schedule? What milestones must be met?
- What can you tell me about the materials that will be used?
- Do you sub-contract? Are they licensed, bonded, and insured?
- If they are your company's employees, who will oversee them on a daily basis?
- What time should work begin each day, and when will work cease? Will they take a lunch?
- Is trip time charged? If so, is it fixed rate, or a percentage of their hourly rates? What will it be capped at?
- Who will be the overall project manager?
- Can you describe what a typical day will be like once we start?
- How will our property be protected during construction?
- Where will tools & materials be stored?
- How can we keep in touch throughout construction?
- How is debris cleanup handled?
- Will our project be guaranteed? Length of time? Any exclusions?
- How is arbitration handled?
- Have you ever worked with this insurance company before? What was your experience
- If you are going to be waiting on materials (such as long lead times for windows, doors, tile, etc), you may want to add a clause: "materials must be purchased within 14 days of receipt of money with proof of payment provided to homeowner".

HUGE CAUTION
Never, ever, under any circumstances, should you pay in full before the work is completed. You lose all your leverage to get them to finish.
While exceptions abound, a rough rule of thumb is 30% when the job starts, 30% at around the mid-point, 30% at the end, and the last 10% when everything is completely finished. Please understand that there may be local and state laws that impact this.
New Jersey (as one example) doesn’t have any specific rules related to down payment limits, so depending on the contractor, you might be able to negotiate how much you pay up front. California, on the other hand, limits down payments to 10 percent of the project price or $1,000, whichever is less. New York goes a different route, and requires that a contractor to put the homeowner’s down payment into an escrow account, with specific rules about how it can be used, or prove he or she is bonded to insure the down payment.

Windows not what expected
I’m in tears. It’s been almost three months of having these two contractors in and out of the house putting windows in. My partner decided to “save money” by hiring these guys to work on the side form their company. There have been numerous delays , having to ask for updates, left in the dark constantly, I haven’t been able to work for months having to rescheduled my work and hospital (I have cancer) schedule.
The primary reason for getting the windows replaced was to help with sound. Well the day they installed the ones in the bedroom I said I could hear their conversation outside loud and clear. I was told this would be fixed once the trim when up. I thought weird but sure. Well Lo and behold it’s not true. It’s still very bad. We said from the beginning sleeping is impossible with the sound of cars planes trains leaf blowers lawn mowers.
We were told to go with double pain filled with argon gas. My research told me triple pane. They said to do double pane with gas
Filled laminate and they were more expensive than triple pane so they said this is how to know they would be better. This didn’t and still doesn’t make sense to me.
The windows are frank by Anderson windows. The giant window in the bedroom also has a chip in it and it’s all sealed up now and they said “it’s fine “
Well it’s not fine to me as that’s all I see and why would you install a massive window if there’s a chip?!
Plus they “offered” to take it out and reinstall it. What’s ?! So you’re admitting you might have installed wrong ? I have to take another day off for you to do this ?! Please what do I do ? I don’t understand. The bathroom window has a constant suction flow of air going out. You can hear outside like you’re standing outside. They definitely need to take that out and redo. I don’t understand how this happened. Did they measure wrong ? Just not install properly ?is the window the problem ?
I’m so stressed out for months about this. They still haven’t finished the job. In total it was 11 windows and one patio door. All ordered in March. Patio door still being waited on.
They also said they could paint and they got paint everywhere. Like truly everywhere and it’s sloppy chunky running everywhere. Clearly used a dirty brush. So now we have to get someone else to come and do that. I ordered new blinds but those have to keep getting delayed for over a month now to accommodate these guys always changing timeline.
Additionally the contractor came over with Covid and gave me Covid and I have been transparent about how sick I am and asked him to wear a mask and he kept pulling it down to talk to us!!
He has cancelled numerous times for unknown reasons and take so many cigarette breaks.
What can I do.
What do I do about the window quality. I’m so all over the place but can anyone give advice please.

SOS: help me fix this bathroom tile before my husband loses his mind
Admittedly, I began this before really having a clue what was going on. I thought our previous home owners had installed a toilet paper dispenser and towel rack atop painted tile in our bathroom (spoiler: they actually cut out portions of the underlying tile to install these). I hammered them all out.
Now I’m totally lost. What do I do? Can I try to remove what looks like paint on top of these tiles then spot match tiles as best as I can to fill in the gaps? What all does that even entail?

Thermal Barrier?
Got my insurance survey letter back today.
Have to get a new wood stove and plug the holes in my panel, no big deal but in addition to that I need to put thermal barrier on the styrofoam insulation in my basement(on the foundation). Emailed my insurance guy and he said “I’m not sure where you get it, but it I believe it’s a spray on product…. Almost like a paint!” which doesn’t really sound like what I need.
Does anybody know any brands that are suitable for this kind of job and what exactly am I looking for? Something I can buy at Home Depot or some other store. I’m in Canada btw, was told the barrier has to be approved by the National Building Code of Canada.

Crawlspace Access with LVP
Sorry if this isn't the sub for this, I'm not sure where to post.
We had our carpets replaced with LVP and the flooring guys adhered the LVP over our crawlspace access. We asked them to come back out and make it accessible and I guess they did technically do that.
They told me I'd need to add something to make it easier to lift up, but I'm not sure how to go about that. Honestly, the very tired part of me is saying "just ignore it until you actually need to get into the crawlspace."
What do you think?

Replace or Embrace Textured Walls and Ceiling?
Nearly whole house has textured walls and ceilings. I’m not a fan. They look very dated, but so does all of the molding, lighting fixtures, closets, etc. do you think it’s really worth mudding/sanding or is it not as big of a deal to have textured walls and ceilings? Seems like it would be either a huge pain DIY or very expensive with a contractor.
Style: Swirls on most but the basement is patchy like Tuscan plaster I believe.

Corner sink?

Walls not square in new extension
We are building a new extension which will become our new kitchen. After the cement boards were installed, we noticed that the walls are not square. We're afraid it will become even more obvious when the tiles are installed. What are our options now? Can this be fixed or are there way to make it less obvious with decor later when all is done? Thanks.

What should I do here(see bio)
This is my downstairs laundry area. My upstairs has to be moved but before I do that, I want to remodel this area… and it’s a mess. Dryer outlet is on the left, washer drain and hookups on the right. Everything else in between. The washer drain is sitting on top of my baseboard heater that I can’t open. The pex tubes are sitting on top of the baseboard as well. I have an old pellet stove wall mount right where the dryer is going to go, should I just use that for the dryer vent? What would you do here? How would you clean this up?

Advice on bathroom renovation no
Hello, looking for advice on my bathtub during a bathroom renovation. I am not sure whether to replace it with a brand new one, or make the old one work. It has a few chips which can be seen in the pictures. Is it possible to repair these with a powder coating marker? I believe this is a steel tub. The studs behind the tub look to be rotten from water damage from leaking tile. Not sure if I’ll be kicking myself later by using the same old tub. Thank you!

Foundation-What should I do here?
I’m planning on putting down landscaping fabric and rock here (keeping the plant), but the previous owner just had some brick against/under the house. I pulled out the crumbling brick and not sure what to do with this gap.
Further Down this way is into the crawl space area and just dirt- so I want to seal this area the best I can AND make sure it is graded to flow rainwater away from the house.
Any ideas?

What terrible substance was slopped onto our bricks by previous homeowners?
This is our 1970s front stoop complete with antique wood and a beautiful white accent mural. We don't know what they painted onto the brick, but they must have bought it from hell's home improvement store. It is all over our basement cinderblock as well. The consistency is that of concrete, so it doesn't budge when I take a fingernail to it. It absorbs water immediately and can be gently chiseled with a screwdriver after the fact. We don't want to take action until we know it's possible to remove it ourselves without further damaging the brick.

Drill hole through bathroom Vanity
Hey guys,
I want to install a built-in soap dispenser by drilling a hole into my bathroom vanity. I successfully did this with a diamond bit last year in my quartz counter top in my kitchen (see photos).
I don’t know what material my bathroom vanity sink is made of. The manufacturer has stated that I cannot drill any holes as it will crack but they never answered me on what material it is.
Can anyone tell by the photo what material this is and if its possible? Its an Orren Ellis from Wayfair.

Floor to ceiling tiles - help
Please ignore this mess. I took a picture to see what AI suggested.
Our bathroom has floor to ceiling tiles. It had hot pink carpet which we removed 6 years ago and put that flooring down (just cheap and we knew we would eventually renovate the whole thing)
We are torn on what to do. Do we remove the tiles and put in gyprock..do we paint the tiles and try to make it look more modern that way?
Any advice appreciated!
