Junior analyst here: how do you handle endless OMs?
Hey everyone,
Just started as a junior analyst on an acquisitions team in CRE. Honestly, it takes forever to go through all the OMs I get in my inbox and then plug everything into our Excel underwriting model.
Is there any kind of AI tool out there that can actually help speed this up?

My company, Top Shelf Models, has this exact product. Upload an OM and it models it automatically into our template models. It takes roughly 3 minutes and you also get a dashboard with all of the OMs you have uploaded, maps, etc.

The short term solution to your problem is to upload the OM to an AI assistant, ask to extract specific data points you need for your underwriting model and request the output to be in desirable format that matches your excel template. The medium to long term solution would involve the same ideas but automating the process using other tools like make.com, a LLM API and proper integration with Excel.

The crazy part is that there are so many startup-to building automation for deals to OM’s pipelines, so I believe we’re going to see an increase in OM’s over time.

If you use a LLM you will need to verify manually every result. Is better if you design a format of what data to store in a database, and later search. Can be done via a webapp. Can be done with google sheets, but depends on the amount of data.

Using a general model like chatGPT or claude will work fine, but you'll need to iterate a bit on the prompt to get it to work. Including an example of what you want your output to look like can be very helpful. If you are more technical, you can also try "structured outputs" that are available via their APIs.
You could also try https://www.decobase.app/, which works for this exact problem. You can upload OMs and get structured data back - optimized for CRE and automatically oganized onto a map. I'm the founder - feel free to dm me with any questions.

Yes - you can export straight to excel and use the structured outputs in your own models.

I use an AI app that does acquisition underwriting with PDFs, URLs or simple text in under 1 minute. How many OMs do you have to plug in your Excel on a daily basis?

I would like to know what these OMs look like, because software exists to solve repetitive problems like these.
I just started a software company building tools for realtors.

Hey @AgencyWarm2572, I get you so much. This is why my business partner and I build a product to do this dirty work exactly. currently, it works best for acquisitions OMs and it works on high volume.

Let me know if you need help. We build custom solutions combining n8n workflows with a react/typescript app to handle any kind of a need you might have. Parsing the right information is quite nuanced as is writing the right prompt and providing the right context.

Make an account on app.dealground.com and upload any OMs which will go straight into your own private database. The key data is extracted via AI and put into a database and you can search and filter via a map -based interface. You can also create a saved list of those very same properties (grouped and edited down to what you want) and export them to excel or share it via a link (with the pins on a map based interface) with a client. We've added title data as well (last transaction, owner, debt) to augment the OM data. This title data is available on all commercial address, not just on the OMs you have. We are making the exports better to - i.e. the entire rent rolls on multi-tenant retail is coming.

This is a solid question cause I’ve thought about this as well, and in understand that automations can make this easier but it’s the how to get it there is the roadblock that I’ve come across. Like what specific prompts do I ask to get the most concise and accurate OM
